If there are no like comps in the area the appraiser could use GRM to come up with a value of the property but you are saying there are comps so the appraisal should be closer to those numbers + or - some other variables.

@David Beasley you wouldn't be able to purchase Fha with this property. You'd most likely need private funds or a commercial loan.

@Matt Ayoub the most my unit can hold is 6 people. I charge an extra $20/person over 2 people.

@Douglas Curtiss enter the number of beds for one unit. It will give you a ballpark that you should rent each unit for.

@Pablo Flores I have on on the front entrance. I allow guests to do self check-ins and also charge extra for each guest over 2. It comes in handy when the guests "forget" that 5 people are checking in instead of the 1 or 2 that they listed while they were booking.

@Timothy Duggan if all our criteria are met by multiple applicants then we go with who applied first and can provide the deposit and rent first.
