There are regulatory issues, volatility issues, and technical issues that all spell potential disaster for the currency. But then I think the appeal for those who do accept it is that volatility. If it made sense and it was easier for my tenant, i.e., he or she was a miner, I would probably take it if it meant I could see it in my account early on the 1st. I would would also be quick about getting to the exchange.

Derek, the grappling gear is a good idea! It could become a selling feature - kitchen-slash-climbing gym. The kids will love it!

K. Marie, you make a good point too. More money in the kitchen might pay off a little better too.

@K. Marie Poe, I haven't measure it out yet, but it looks like it slopes down about 2 inches over about 20 feet. I have no history on the house so I don't know much. I do know that the door and window jams are all fine, no obvious repairs or cracks, but that could have all been patched over the years.

@Derek W, good points. We do want to do some rehab in the kitchen though and it would be nice to have a square room as a basis.

Hey Guys,

I just picked up a new 1920's Craftsman and after noticing some slopes in two different corners of the house, I decided to take a closer look under the house. Interestingly, out of all of the inspectors we had come through the house, none really took the effort. Anyway on the one side I investigated I confirmed that the concrete footing is cracked in the middle, and it slopes out to the corner. It looks like someone actually poured concrete on to the crack, but I can't seem to figure out how that would have helped.

Here's the crack:

I'm assuming there is something similar occurring on the other side of the house.

I spoke to someone who can jack the house up and he gave two options - 1. Jack from under the concrete and 2. Jack the house free from the concrete. The second one is much cheaper but I'm not clear what implications I should be considering. Thoughts?

Thanks for the additional clarity Kirk Chisholm. The Fidelity guy may have been just placating me to keep an account.

Anyway, the deal with my brother is pretty straight forward: we both put up half the funds for a conventional loan (although we alternate on who owns the mortgage and this time it's his), split rehab costs, then rent and split the revenue. I was hoping to achieve the same thing with funds from a SDIRA. As for determining if it made sense to pay penalties, I just calculated how much could I make vs how much was I making. Since it's uninvested money, and likely to stay that way, I thought it made sense to put it to use.

Are there any other creative options available under scenario? And maybe one with a bit more flexibility on sweat equity?

Great answers guys, that clears up quite a bit.

Jon, the non-recourse loan is probably to much of a hurdle for my IRA to qualify for so I'm apt to just take the tax/penalty hit and march forward. For me it makes sense as my retirement accounts are idle anyway.

Will, I don't know anything about notes.. I'd like to though! I've been meaning to investigate that as well as auctions a bit more. I'm certain that the added tools increase one's opportunities but since I'm so new to RE, I've been sticking to the formula that's been working and trying to exhaust the opportunity I've got.
