You're off to a great start, having a mentor is absolutely vital if you want to lessen the bumps on the head from the school of hard knocks. Simply engage your mentor. Let him know you want to be mutually beneficial and you're not just a leech. He is investing in you because he not only sees potential in you, but because you are his investment as well. Time = Money and if he is spending time to help you then he sees worth in some form.

Don't overcomplicate the relationship. Be straightforward and ask, "How can I help you right now?"

Welcome to BP Chris. I actually have similar concerns regarding my area as I am in Los Angeles. There are deals everywhere it just takes effort. Also there are more people in the city that need to move/sell quickly than in the "Country" in my opinion. As a newbie myself, I could be way off however I'd like to think optimistically about my own backyard.

I can't provide great wisdom just yet, but it's nice to connect with others who aren't season pros, but also others who share similar doubts for support.

The way I see it is you would take on the burden of finding a buyer from the owner in the hopes you can find a buyer much faster than they can through your connections. By doing the dirty work, so to speak, you would be making a slight profit.

I could be wrong, thoughts?

Greetings, My name is Jonathan and I am new to this site. I am in the Los Angeles area and plan to start my ventures with REI in my own backyard. I currently have zero experience regarding RE and hope to learn from the resources made available here as well as the wonderful community I've witnessed so far. I work full-time for the Los Angeles County Sheriff's Department in Communications and my current schedule allows me to commit a decent amount of time into my REI ventures. Some of my short term goals are taking steps into building relationships with seasoned individuals as well as beginners, learn the basics, and start REI part-time. Some long term goals include greater networking, becoming financially free, full-time REI, and helping others meet their own goals. I first found biggerpockets.com reading a funny post called, "Joining This Cult Will Make You Rich" by Jason Hanson. Great read. Please feel free to direct me to any resources you feel is a must have for beginners (including definitions and important terms). Also, please don't hesitate to contact me if you feel we can be mutually beneficial to each other. I am an empty cup when it comes to RE. I look forward to getting to know you all and sharing in this adventure.
