Hello Investors,

My biggest problem (mostly everyones) is finding the capital to close deals. For example, you know how wholesalers use transactional funding to complete their double close. Can you use transactional funding, then pay back the private money lender with the refinance? Can you refinance a property that is owned with 100% equity and if so have much can I take out?

Hello,

I am still a little new to the world of real estate. I got my first property under contract (HUD Home) and getting ready to double close on it next week. I seen some stuff about homepath in another thread and decided to take a look at it for myself. It seems like noone really uses their website to buy and sell properties. I just have a few questions about how their system works. Does homepath drop the prices the same way HUD does?(ex. 10%), how much is the earnest fee?, how much will they accept off list price?, how long does it take for homepath to respond to my offer and will they counter?

If you have any experiences feel free to share because it will help me when I have to start putting in offers!

I am looking to place a couple of bids on different HUD properties tonight. My realtor said if I do this I will get blacklisted. I thought I was able to bid as much as I wanted until I got an accepted bid. Am I going to get blacklisted or I'm good to go?

There is condo I am looking to bid on with a original list price of $70K, and its new list price since drop is $63K. My first offer was $35.5K to see what HUD's counter is. And they countered me at $47K net to HUD which is way too much. The most I am willing to pay is $44K which is $41K net to HUD because of its value. Is there any I can call the asset mangers and see if they will accept my cash offer instead of waiting for HUD to drop the price again?
