Post: I need a Contract for my firs PM Rehab.

Hi, all...an investor gave me a job as Project Manager over rehabbing a duplex. I am trying to find a contract for this. The ones I Googled are not for free, and I do not think I should have to pay for one. Any suggestions on how to get one without pulling out my credit card?

@Rick Baggenstoss is my mentor for flipping houses. He has physically showed me the process. I am glad to be working with him, and getting ahead because of him.

@Manny Cirino gave me detailed information on wholesale transactions from how to get the deal to the closing process. Thanks to him I feel confident to get my feet wet in wholesaling.

@Jennifer Blanks...I agree with Michael find out your investment strategy first. Also, from newbie to newbie....please do not buy anything to gain knowledge, there is a lot of free information here, and seasoned investors on here are more than willing to answer questions to guide you; just ask the right questions in the right forum location. Furthermore, try to find a seasoned investor locally to mentor you; they are right here on BP, that is how I found mine and I getting further ahead because of him.

Put your money into marketing and into trying to land deals. For, example if you get a wholesaling deal you may give a seller a $10 down-payment to land the contract. Finally, do not put too much effort into trying to learn everything. Once you get a handle on what investment strategy you want to get into, spend no more than a week to educate yourself plus to organize altogether, then get out there and do something.

@Aaron McGinnis...Thanks for the helpful tips. So, if we go with removing the exterior siding, do you have to worry about EPA standards for lead paint, it there is any lead?

@Grant Kemp...I can vouch for that and confirm your story. I have been on here for about 4 months; researched, asked questions, and researched some more. But, as soon as I started meeting local investors, I finally got one to mentor me, and now I am doing my first deal as a Project Manager over a duplex rehab. So, you are right....you have to get out there.

@Michael J: The paint on the exterior of the duplex is in very bad condition, it is peeling badly and I do not think we can paint over it without it looking very sloppy, so it will definately need to be scraped off. I just need to find out if it is lead paint first.

@Brent Cox: Yes, the kitchen walls are badly damaged....the sheet rock needs to be replaced; some water damage appears on the walls so badly we do not want to paint over it, we need to make sure there is no mold behind those walls.

@Monty A.: Thank you, that encourages me (gives me an extra boost). I tell ya though, when my mentor told me the location of the property I was a tiny bit reluctant, but my excitement to PM my first rehab without putting one dime in it made me get over it quickly - like in 2 seconds (lol). When we did the walk-through so that I can gather information to put into a project plan, it was not too bad (the neighborhood that is). But, I guess because it was day-time.

I will definately look you up on BP in the future (probably soon too). By the way, are you an RE Investor or a General Contractor?

@J. Scott: I know what you mean; I should have mentioned that my mentor who is a seasoned investor got this request from a foreign investor who lives in Hong Kong. She asked him to project manage (PM) the rehab. Thus, my mentor saw this as an opportunity for me to learn how to project manage rehabs to gain knowledge, so he gave it to me to handle. He did make the Hong Kong investor who owns the property that I will be the PM. Of course, he has the contractors to get the work done. So, this is a learning process for me (by the way, I was hired to do this, so there will be compesation...lol)

Thanks for pointing this out, it will clear up any other confusion. I am sure others probably were thinking the samething....lol.
