Hi Cornell,

I am a real estate agent here in Alabama.  I live in Selma, but work in Montgomery, Prattville and Millbrook areas as well.  I also help my clients purchase in Baldwin and Mobile counties.  I am with Realty Central and we currently have a property management department in Millbrook and Montgomery and are researching opening a branch in Selma.  If you would like to talk further and get some more detailed information, give me a call @ 334-431-0269.

Hi Chris, I am a Realtor, as well as an investor. I have SFR, apartment complex and commercial buildings in Selma/Dallas County, Montgomery and Baldwin County. I would be glad to talk with you if you are interested in central AL and south to the coast. There are cities in AL that have a lot of potential, according to what type of investing you are pursuing, STR or LTR. There is a shortage of Section 8 rentals available here in Dallas County. The coast is great for STR and the prices are coming down a little. The Bay Minette area is also a good area to focus for LTR, but also any of the more rural areas north of the coastline.

Excel spreadsheets, and not doing very well keeping up with them either! I was really hoping to get Stessa to work, they do have alot of information and data that I was looking forward to having at my fingertips.  I receive emails from them frequently, but I have not had time to really go back and try it again.

I have not tried to link my bank account again.  Was going to try soon.  Please let me know if you get yours to link.  I kind of gave up on Stessa, just do not have the time to deal with ongoing computer issues and constantly not being able to communicate with a company. So far I have not had good customer service. Thanks Regina

I had been trying to use Stessa but it was difficult to communicate with them.  They were unable to link my bank account.  It may be because they are a local bank.  I gave up for a while trying to use Stessa. I was hoping that after some time went by they may get it to happen.  I am actually about to try again, so any insights from the community will be appreciated!

For most people real estate is a huge investment and possibly a big chunk of their savings and for the most part, our families negativity stems from the fact that they do not want us to do anything that risks our finances. Try putting yourself in their position(for a few seconds), and ask yourself why are they against what I'm wanting to do? It could be a multitude of reasons i.e- they have had a past experience that did not go well for them. But understanding their point of view will help a lot.The house hack is a great way to get them on board and I'm guessing that is what you want hence the post.The best practice is to 'run the numbers' and do your homework, be certain of your figures. It is very hard for the naysayers to argue with the house hacking strategy. My guess is you will get a better response from them when they see that you can buy a multi and have the rent pay for the entire building. Again, the house hack is hard to argue against when the rental part covers most or all of your mortgage. Especially if they think buying your own home is a good idea! They already agree with you and don't know it. They mostly likely don't think of themselves as a real estate investor, but in reality if they have purchased their own home they are REI's already! Just remember everybody's risk tolerance is not going to be the same. I have also noticed when I'm talking to people who do not recognize the terminology, it makes them uncomfortable, so use regular terms and not real estate lingo. Have fun with your investing but be careful to get the numbers right... first!
