I am in the process of closing my first wholesale deal. I need to know what to expect. my question is: I have a motivated seller wanting to sell his property . I have a cash buyer wanting to buy the property for more than the seller wants to sell the property. I have a closing attorney in place. I hear people talking about "the HUD". I'm not sure what they are referring to .Can someone tell me what is meant by "the HUD"?I know HUD stands for Housing and Urban Development, but I don't know how this relates to my wholesaling deal? Please help. I don't want to blow the deal

Thank you so kindly Sir. I see how the whole process works now. I did speak with the widower this morning and she gave me the information to contact the attorney. I contacted them and their position was just as you explained. Your advice is correct and thanks so much.

My associate and I are trying to flip a property . The deceased owner. died without a Will .The owner has 2 adult sons. One is mentally incompetent and the other is incarcerated. The sons are the only heirs. The son that is incarcerated is interested in receiving proceeds from the sell of the property. Does this son have any legal rights to sell this property to us ? If so what would the son have to do to legally sell the property to us ?

When you say "have Title to the property" are you indicating if whether her name is on the deed ?
