@Nathan Thompson Driving for dollars is great.  I always look for anything at all that appears distressed or vacant.  Some signs are long grass, newpapers in the driveway, lots of "growth" in the gutters, etc.  I also like calling "for sale by owner" and "for rent" signs will I'm driving.  I actually got one of my best lenders this way, as a side note.  Are you sending a letter to the houses you drive by, or how are you handling that?  I wish you the best!

I agree that List-source is a good place.  If you plan to use a fulfillment service like "Yellow Letters R Us" or something like that they often offer lists, too.  Hope this helps!  Best wishes!

@Kevin Amolsch good advice to do what your legal advisor suggests!  

I have never used this strategy before, but have spoken to my attorney about the possibility of it.  He recommends that a property purchased in this manor (I'm the buyer) should be held in a trust for best protection of both parties.  Just another caveat.    

You're getting a lot of nice feedback!  If $400k is at the top of the market I would sell.  Our market is at it's peak here in Atlanta, so it's a great time to be a seller.  Cash flow is nice, but tenants can be difficult in a single family.   I like the suggestion to use your profit to invest in a multi unit that would cash flow better.  Then again, I don't know how Portland at all.  Best wishes to you!

I think you might be referring to getting a mailing list.  We don't have title companies here in GA, but you can get a list from www.listsource.com - they seem to be a very popular choice and reasonably priced.

Great discussion.  Thanks for adding the pool and daycare clauses, as well. Do you all have those signed on an addendum or as part of the initial lease?

I've heard of insurance companies having problems with specific kinds of dogs.  What have you all experienced with this?

You would be able to find houses like that in Mableton (Cobb County).  I don't know Stone Mountain (Dekalb County) quite as well but it seems like the prices could be around that price point, as well. Atlanta, itself, also has a bunch of these areas. The trick is to watch of for vandalism and riff-raff (that's a technical term ;)
