Hi Michael,

Submit your offers as "contingent upon financing and inspection" as well as signing as "your name and/or a new corporation to be formed".  This allows you to have escape clauses should you choose not to purchase the house and also allows your purchase contract to be assigned to an investor. Message me if you have any more questions or if you would like me to go into more detail. 

You also may want to sell your home (if you plan on flipping the property) non-contingent upon appraisal.  Again, message me for more details. Too much info to detail quickly.

Welcome to BP!  I've only been a member for a short time but this site is amazing. A plethora of knowledge.  

You are not far from Charleston, IL. You should think about looking into investing in student housing. I did some work with an investor there and things have been working out well for him.

I believe thats correct. But if you roll the 401k funds to a self directed retirement account, like an IRA LLC, that allevaite the tax burden as well as offers liabilty protection for its assets. That is why there is so much talk of IRA LLC's. But you cannot take income off of an IRA investment. Please speak with a competent tax accountant regarding the taxation questions, as it is to lengthy to topic to disuss further. IRA LLC's can gains in value but not have income gains, if that makes any sence.

Welcome to BP! How do you plan on acquiring your properties? Are you planning on buying at auction? Deeply discounted MLS properties? And are you assigning the contracted properties to rehab investors?

I ask because i was recently in the Bartlett area and did a quick search.  I found that the area is a good market and had many available properties. Good school districts, etc. I favorited a few properties (in hanover park) that fit my criteria.  I would love someone who lives in hanover park as a partner for the area.

If you are ever willing to invest in a rehab, I would be willing to do a joint venture.  Maybe we could schedule a call or  a lunch meeting to discuss this further.  

Heather, I use to work in Naperville and know the area pretty well. I would also consider working on projects in Naperville and the surrounding suburbs.
