Jilliene Helman I'm starting off with publicly traded REITs only because they are the easiest to access. As of right now, I don't know any private companies that are offering investment opportunities (of course I need to find the right people who know what I don't :).

Thanks, Ryan and Patrick. I was planning to do my own research, but was looking to narrow things down based on if anyone has heard of a "strong" REIT or already invests in one. Thank you for your recommendations.

Hello All!
I am looking to begin investing in REITs as my access to capital for "direct" real estate purchases is very limited right now. Do you have any recommendations for REITs to invest in? Or information on where I can research available REITs? At this point, I really don't have a preference for the types of properties that the REITs invest in, although I definitely want at least some opportunity to invest in single family residential properties. Any help or information would be greatly appreciated!

I think the bank allowing you to use your $15K as equity is a plus. I used to be a commercial underwriter and typically when we said that, that meant that the borrower was allowed to use any out-of-pocket expense towards their equity injection. So if you are required to put in $90K total, already put up $63K for EMD, and $15K for expenses, you would only need to bring $12K to closing.

Homes offered through Homepath are for Fannie Mae-owned properties only, not banks. Typically, any government entity-owned property (i.e. Fannie Mae, Freddie Mac, HUD) have a certain period where owner occupants have priority in the bidding process, which is why you had to wait until day 16 to bid on the property. Like someone said earlier, the purchaser could have incorporated repairs into the purchase price. Also, like many people have already indicated, a property's tax value is not at all an indicator of market value.
