This would be my first invest property. I am investing with my wife and my parents. This property is a duplex that is located 3 blocks from a local university. In the early stages so there are some minor discrepancies when it comes to size but it is 2 units both 2 bed 1 bath and anywhere from 500-800 sqft each unit. Property is listed for $150,000 and is occupied with one unit bringing $800 and the other beinging $850. Current lease agreement owner pays water bill. Any suggestions or input as this is a first property I am serious about I want to make sure I think over everything.

I buy in Texas doing the (BOMSTSLO) Method. "Buy Off Market", using "Subject To" selling on "Lease Option" (BOMSTSLO) format. Instead of the Lease Option part I do a Wrap. https://www.biggerpockets.com/forums/311/topics/1161290-spre...
The cash flow is great and you get the "down payment" up front. And it doesn't take up a lot of your time. No property manager needed and you can offset your income with tax deductions. Abilene would be a good market for this.

 Where can I learn more about this?

 Are you working with an Investor focused Realtor? It can make all the difference. They can tell you if you are being realistic in your local market. If not, let me know and we can make some recommendations.


 I am actually a newly licensed realtor so I’m basically learning it all at once. That being said I have read and listened too a lot and have come across deals that seem good but I think I’m just hesitant to jump on it.

So I am ready to purchase my first investment property. I would preferably like to stay close to my area (Abilene, Texas) so I can manage it myself. I am looking at single family or duplex for long term rental. Ideally would like to get my feet wet for under $150,000. So far I have looked at several properties but can't seem to find the one that seems like it would cash flow and appreciate. Does anyone have any suggestions on buying their first property that can help get me going?

Personally, I would start simple with a single family.  Do a few of those and get some confidence, make some mistakes, etc.  Then scale to multifamily eventually if you want.  Look at lower ARV properties 200k and below and you'll probably find some that can work as a flip or a BRRRR even with current interest rates.

I also would recommend meeting with a lender and describing your goals.  First Financial has been great to work with for me in Abilene.

I am a new real estate agent and also looking into getting into investing into real estate also. This is something that I have always wanted to do but finally decided to make the career switch and go for it. Mainly looking into flipping some houses and also small multifamily properties as long term rentals. Looking forward to getting started and looking forward to any advice anyone has.
