I have a friend who recently took a full time job in Loveland and wants to start house hacking.

Since I'm over two hours away I won't be able to help him as much as he needs.

Are there any agents out there who would be willing to help him and pay a 25% referral fee?

The market here is getting better and better. Rental potential is way up because so many people are moving here and homes sell in about a week or two when listed at the right price on the market.

I’ve worked with a couple buyers here in Colorado Springs who are successfully househacking 4-5 bedroom houses in good neighborhoods. I’ll go ahead and shoot you a message to get more in contact if you are interested in going that route.

He’s very accessible and prints out full detailed reports on the spot. Also does radon testing

Hey Renner, I moved to Colorado Springs about a year ago and could not be happier with my decision. 

We have a much smaller community than Denver with pleasant downtown areas that aren’t filled with sky scrapers and heavy traffic. From my experience, Colorado Springs is more family oriented, affordable, conservative, mountainous, and not as busy as Denver. But there are still plenty of opportunities here and we are by no means a “small town”.  

I’m not a big city person so naturally Colorado Springs is a better fit for me. But if you like big cities and don’t mind driving longer distances, fighting traffic, and being surrounded by millions of people, Denver may be a better option for you.

Looks like a pretty tight deal! How much did your loan cost and is that included in the $54K? Also, what do you expect to profit on this deal if it does sell for $330K?

@Rebekah Scott Can you please send me the model you use to run the numbers? I would be very curious to see how that pans out with what is on the market right now. It's pretty rare to see any $400K fourplex with $1000 rents on market here. Its more like $450K for $900 rent. or $399K for $800 rent
