Great! I have added that criteria to our possible investment search criteria. You have the honor of being the first to be added to our possible buyers list. My partners and I are still trying to narrow down where the best possible place is for us to invest. We are more familiar with Hampton Roads; however, your connection definitely is a mark in the pro's column for Sandston VA and the Richmond area.

Thank you Paul. I have found the PREIA (Peninsula REIA). Not exactly Williamsburg VA but very close in Hampton VA. I will be attending their next meeting in June.

Answers in less than an hour,got to love bigger pockets!  Thank you Rich for the information.  Because we are doing this part time and it may take us a while, we may consider passing on the area. At the minimum, change our rehab timeline. We reside just about in the middle of Richmond and Newport News / Hampton.  Very difficult having both markets at your fingertips.  Not a bad thing, just quite a bit of information to process while learning.  Thanks again, the information is greatly appreciated.

Thank you Torey!  I am somewhat familiar with Sandston given the fact it is only about 30 minutes away.  I will add that area to my searches, maybe even take a drive that way today.

My partners and I are brand new to investing and really nervous! We live in Williamsburg Va about 40 miles from a potential property in Laburnum Heights (Henrico / Richmond area). We have looked at GIS tax maps and school ratings. We have only been through the area once or twice just passing through. The area seems clean but definitely lower income. Very nervous about Flipping and holding in this area. Advice from a local investor would mean the world to us!
