OK, Who can give me some insight into what is going on in Panama City Beach.

I hear all kinds of good things, but need to hear from people in the trenches.

Jim Fowler is building a Safari Theme Park?
New International Airport

I hear National Recreation Properties (Eric Estrada) people own a boat load of lots.

Is there any luxury communities, Restaurants, Shopping? besides what is on the beach?

I ask these questions, because I have been asked to get involved in a large project in the area for marketing and sales. I don't want to waste my time if it's a dud area.

I'll make my way there before my final decision, but could use a little help from my BP friends.

Background
I reside in Palm Beach County, Florida and a former NY'er. So glad to be out of the land of NO and high taxes. Well, actually, from Long Island, even worse.

Back in NY, I ran a technology and telecommunications company for almost 7 years and before that, was CIO for a major financial services company in New Hyde Park, LI.

Along with other family, we own several rental homes and continue to hold them. Currently we are looking for trailer parks in SC and GA.

Found the rat race enough and packed up, put the house on the market, and moved all in 2 months, with no idea where I was going to end up.

Well it's great to be here, and I'm glad I can put some of my experiences to good use here on BP.

Thanks for the reply. Not too familiar with rehabs. Is it still profitable? Seems like it may be best to rehab, rent and hold for a while if the number work out.

Working with builders/developers has its own challenges. Funny how they promise the world and deliver crumbs. Have not found ANY to be completely truthful, yet...

Believe it or not, pre-construction still has its opportunities in the right area with the right project. We negotiate all kinds of conditions that protect the investor. Nothing like the old days, where the developer controlled the contract.

Hello everyone. I have been trolling the forum for some time, and finally decided to get more involved.

There are so many forums related to Real Estate Investing now that you have to be very picky on where you place your efforts.

Well, I am a Realtor, shocking? Yes, still doing business. I specialize in working with Developers, Bulk Investors, and Highly discounted properties. Not so much REO's or Foreclosures, unless they are NEW.

I could go on and on, but I appreciate the opportunity to openly discuss opportunities and offer insight for others in order to become more informed.

Most of the developer work with China Sourced product. They can typically turn a unit 2/2 for about $10-$15k complete! depending on quality. I specialize in working with pre-development resort projects.

Let me know what you have and I'll see if I can work it somehow.

Cancel your contract and get your money back. Chances that project will get built are slim.

Look at Bella Casa as an alternative. It will get built and has a much better location for lower price. I can get you $420,000 for a unit that is listed for $529,000, the onsite broker will resell it for you.
