This is a Handyman special that needs everything. THIS IS A WHOLESALE DEAL, no room for re-resale by another wholesaler. Good buy, fix, and rent or buy, fix, and live in. Great handyman special. This is in an area of senior citizens that own their properties free and clear, rentals by a major rehabbing company, the Pine Hill Golf course two blocks away, interstate 1 mile away, shopping center 1.5 miles away, and investor activity in the area. Great chance to get your feet wet in the Heating Up Memphis low-cost houses market.  

Work was started on this house by a rehabber but he passed away before finishing it, so it is gutted. This is priced to move quickly. This house needs about $15-20k of work so the best fit for this property is a buy and rent for cash flow from a nice rent.  

The comps in this area of Memphis are between $22k-$45k, ARV on this one is roughly $24k, leaving NO room for flip. The owner has another property as well if I sell this one.

This is a 2/1 in South Memphis. This property is 1 mile from a major shopping Plaza, less than 2 blocks fro PineHill Golf Course, and less than a mile from the i-240 and i-55 junction. This house is down to the studs because the rehabber passed away before he could finish. This one really needs everything, I estimate $15k-$20k to rehab. This is a wholesale deal and there is no room at all for a flip after the flip. This is idea for a contractor that can do their own work to reduce cost. The neighborhood is a mixture of senior citizens and working-class people that care about their community.

I've A created Gmail Account, Facebook page, YouTune Channel, Twitter Account, and other social media Portal for my new real estate business. The goal is to be the boots on the ground for investors that are interested in getting into the Memphis Market.  I had what seems to be a great opportunity for me and my new business.  A guy called me about a house I posted on Craigslist and informed me that he is an out of country investor that is interested in having someone in the States to be his boots on the ground and he pays cash. My question is; what is a good way to vet this guy to make sure he is what he says he is? How do some of you deal with overseas investors?
