Hmmm. I would definitely go with their answer. :)

I based mine on the statement that ADA does apply to assisted living facilities, but there may well be qualifiers.

Good luck with the facility! We need more people who are committed to caring for our vulnerable populations.

The general rule of thumb is that if the trails are completely dry, as in the dirt is crumbly, then there is no current activity. Damp trails show that the termites are still active. I have a multi-year contract with a pest control service because of pre-existing damage and the potential for reoccurance. (There are a LOT of termites here.) What type of treatment is the company recommending?

I'm not a lawyer, but California law says that right of redemption is one year. You would still need to verify any other potential liens.

I think you mean "The Book on Estimating Rehab Costs" by J. Scott. If you go to the Education tab, it is in the Books section.

I wouldn't. The CFPB initiated the 3-day rule specifically so that borrowers would have a chance to find, and correct, errors before closing, as well as find out about changes to the terms of the loan.

What works for us is to do the demo ourselves and then bring in any outside help as needed. My husband is a contractor, so he's up to date on the EPA regs, and when he works with a client who falls under the lead laws, it about doubles the labor charges.
