Hi,

How should I go about looking for someone who’d lend private money? How do I prove I’m a worthy investment?
I’m trying to buy my first investment property, a lake house to be an Airbnb. I have begun hosting on Airbnb with an Airstream Glampsite so I feel I could demonstrate my ability to create a profitable unique stay. 

Is there a Facebook group I should know about? Haha.

This house I’m looking at is in a low cost state and would have a lower start up cost and would be “long distance” investing for myself. 

It is an hour and a half from a big city in Kansas.

Any comments or suggestions would be greatly appreciated!

Hi, I’m in the middle of my first real estate deal which is buying a vacant lot on the Oregon Coast. The lender I found is a local credit union and they needed 30% down. Are there others you might recommend who might offer “lot loans” with a lower down payment? Thank you!

What state/area are you in where this is allowed? I'd like to know?

I'm in Oregon and every time I talk to a county office, it sounds like you need special approval for a container home, approval that depends on neighbors to approve as well. Hard to do.

I'm looking for BRRRR deals right now. I agree it's hard to make the numbers cash flow. Some are getting closer now number-wise. (With the winter coming on it seems like deals aren't selling as fast.) Everyone I've talked to in the city says there's a real lack of long term rentals.

Appreciation seems like an angle if I love the property enough to just break even for a few years.
I might just have to start a direct mail campaign. :-) Thanks!

Hi Josh! I just learned about BP in May and am going full speed towards my first REI. I'm in Clackamas area too. Clackamas Mall is still a go-to place. (Same with the mountain.) Thanks for creating BP! I'm spoiled to have such a resource to start with.
