@Brandon Turner well... It's kind of me? I became an accidental landlord in 2007 when I moved away and couldn't sell my townhouse. In the current market, it's worth less than what I owe, so I still can't sell it (but I hear the Virginia - Hampton Roads market is on the uptick...)! The mortgage is around 840/month. It's rented for 1000, but after property management fees and HOA fees, I lose 7 dollars a month on it. Does that count? Hahaha.

Hey @Scott Justason ! This isn't the one in Ryan, IA is it? If so, I'd steer clear of that. 

We personally steer clear of anything that's so far out of town for the exact reasons you mentioned: For one, it's hard to get prime rent when you're out so far. Second, it's hard to get property management out that far.

@Andrew D.  & @Scott K. Thanks for the pictures!! I went over last night and my husband just finished sanding down the hardwood (there's beautiful hardwood oak under that ugly green carpet!) and it looks great! Also, if you look at the Bedroom 1 pictures, there's oak hardwood underneath that hideous laminate job, too! Anyway, I took another long look at the kitchen and am pretty sure I'm going to go with the Glenwood Beech cabinets from Menard's. However, if i do that, I'm going to pair it with the light, cream-colored counter-top. Can't wait to be able to show pictures of it!! 

I also picked up the light fixtures (much like what Scott K. has in his picture). 

Getting really close to being done with the main level inside! Tile is going in tomorrow, carpet Saturday :).

@Andrew D.  I hadn't considered Ar Jays. Maybe I'll head over there this evening. I would really like a white cabinet, but I'm not sure the budget will allow it...

I HAVE seen the jamocha countertops at Menards! I like that color, and think it'd go well with the color scheme I have. I suppose it depends on whether or not I decide to go with white cabinets....

Any ideas on counter top color? I'm thinking lighter. We're doing cream colored tile in the kitchen...

Thanks, @Tyler Smiarowski! The flip is going well! I'll post some pictures in a new thread tonight. We had a bit of a hiatus because we were out of the country the whole month of January, but we're back at it now.

We've looked at the stock Menard's cabinets... I like them and they seem pretty good for the price!

I was thinking of doing a white kitchen with white cabinets... I'll tag you when i post the pictures, let me know what you think!

Hello! I'm wondering if any local investors in the Cedar Rapids, IA area have decided to use a property management firm? 

We currently only have two 4-plexes, but once we add a third, we're going to struggle to maintain the properties between my 9-5 and my husband's construction business...

Can anyone recommend a property management company or share which ones to shy away from?

We'd also be interested if anyone knows of someone looking to get into property management, maybe a small private firm or someone trying to start up a management company...

@Joel Owens  Thank you, but I know how to manage my property. As I stated earlier, just asking about this particular situation on whether I should contact his caretaker or go the legal route.
