We plan on buying locally for now as well.  My first "investment" was a house in Georgia which I sold at the first opportunity.  What a money pit that was.  I was local when I bought it but moved soon after.  Finding good tenants, even with a great property manager, was challenging.  I learned that having a month of vacancy was often favorable to accepting a questionable tenant.  The market here is much different though, and there is certainly no shortage of tenants.

@Robert Freeborn.  That definitely makes sense.  Rehabbing sounds challenging and fun, though it certainly isn't a personal skill of mine.  My husband built houses with his uncle as a teen, but that was many years ago.  We would heavily rely on finding good contractors.  I think our focus will narrow as we go along.  Thanks for sharing Robert!

Hello everyone!  My husband (Brian) and I are new investors in Whidbey Island, WA.  We purchased our first duplex last year and are gearing up for our next property.  I work as a Finance Manager for a government contract and Brian is a welder at a local refinery.  We are both Navy veterans and are working on the next chapter of our life.  I recently earned my Washington Real Estate Broker’s license which I have placed in inactive status for now, and Brian is working on his Home Inspector license.

We are in the early stages of our goal to produce passive income through buy and hold rental properties.  Honestly, every aspect of real estate interests me and I have yet to zone in on one area.  For those of you who have narrowed your focus, may I ask you how you did so?  Is your focus a result of assessing the needs of your local community, or did you already know your area of interest before getting started?

I am so happy to have stumbled upon Bigger Pockets and this incredible community of like-minded people.  Thanks in advance for any insight and it’s great to meet you!
