Thanks @Ed Tamayo! That’s how I was thinking about it, I just didn't explain it well. We'll probably go back and forth a few times and it will end with a win-win, either way. I need to make sure I am doing my job of communicating, and like Sunil said, explaining anything that might make me uncomfortable. I have worked with my lender before and appreciate how competitive they both are. 

@James Wise. I should have worded it differently, but Ed's response is kind of what I was getting at for this specific situation. I am good now, and don't think she was trying to hurt. Thank you! I agree that I don't have to share anything, and that competition is good.

@Jay Hinrichs Yikes! Yeah, that would be pretty bad.  Definitely trust my current lender, having worked with them a couple times before. Really good points though. Thank you!

@Kelvin Doan Yes, thanks. My first lender gave me what he referenced as sort of a starting point.  I wanted her to come in with her lowest, instead of cutting just under his. I must not be explaining this very well, but do appreciate all your input. I suppose it's nothing another quote can't fix.

@Russell Brazil While I do agree it could go both ways, wouldn't it ultimately be better for me to see what her offer is before sharing others with her? What method do people normally use to rate shop?

Of course I want a better quote! That's a great perspective. I wanted to gage whether it was normal for them to share my information. I was looking at it like she was giving her a number to beat, without having her go lower than she had to.  But thank you, I suppose it could go both ways.

Is it ethical for my Realtor to ask me what the rate quote was that I received from my loan officer, and share it with her preferred lender, who is also preparing a quote for me?  Nothing was asked or disclosed, she just texted me the question, which I assume is for her lender that she's been hyping up since day 1.  

She also told me there was another offer coming in the same day I submitted mine, inclining me toward offering full price, but she did not check (or let me know if she did) that there were in fact no competing offers before I summitted mine that evening (the house had been on the market roughly 60 days at that point, which is long for this area). 

I don't think she is trying to work against my best interest, and has showed some signs of just being less experienced than others. But, I'm not really sure.

@Chris A. If you do end up looking for a property manager, Windermere is another good option.  We go through them to manage our duplex in Oak Harbor and they do a great job.  

@Scott Price I can't wait until this is all over.  I just heard we're locked down until Jan 4th now.  I'm ready to get back to our meetings!

Hi @Julie Marquez! Hopefully I won't leave it there too long.  I haven't yet talked to any brokers here and am unsure how willing they'd be to accommodate a new part time agent.  I supposed I'm waiting to see what happens with my job too, as we're going through contract changes.  My husband and I are gearing up financially for our next investment, with a goal of being ready to purchase in January.  As we get closer I may start looking, but I haven't fully made up my mind whether to pursue it as a career path or to keep it as a tool for our own investments.  What's your opinion on new investors holding a license vs hiring experienced brokers?
