Hi Sammy,

We rent out our primary residence on both a short and mid-term basis in St Augustine as we have moved overseas.

However, we're considering selling to buy a primary residence where we live.

It could be ideal for a house hack as there are two separate entrances, each with its own kitchen and bathroom. Or continue the STR/Mid-term strategy. There is also space to park 4 cars.

I will be back in the area early May, so if this sounds remotely appealing, we can chat further on a call or meet in person when I am there.

I have many investors transferring money between Dubai based and U.S banks. 

If you want to get this sum of money legitimately in the U.S you have to declare it and take the questions. If the money is clean then what's the issue?

Hi Adriana, 

I am a commercial real estate investor in the U.S. but I live in Dubai.

In terms of the BRRR strategy, you could probably do a fix and flip in some of the older villa communities like the Springs, Meadows, or Arabian Ranches 1. I also see a lot of new villa fit-outs in Jumeirah Islands. Don't forget you need the original developer's permission to conduct structural changes to the villa inside and out. This can often be cost-prohibitive.

The real estate market in Dubai is significantly different to the U.S. though. Some positives and negatives to evaluate.

Hi Ramy, 

I live in Dubai. 


The commercial real estate space here is significantly different from the U.S. with much less regulation. Meaning not a lot of protection for retail investors. Also, commercial buildings are generally transacted through word-of-mouth/relationships around the majlis. 

As a commercial real estate investor myself, I have chosen to stick with the U.S. market because I like regulation and a predictable legal system. That said, I know people who have made a lot of money speculating in the Dubai market, about the same as I know have lost money in the Dubai market too. 

The markets are just different and it depends on your appetite for risk and security.

What you are saying applies to those who want to invest in real estate directly and obtain a loan themselves. However, there are many other ways to invest in U.S. real estate without having to do that. That's what I specifically help international investors with. I can help them invest in U.S. real estate without the headaches of maintaining U.S. bank accounts, or domestic LLCs. We conduct KYC/AML etc.

To be Sharia compliant, debt for real estate is allowed. Sharia-compliant mortgages allow the lender to earn money by sharing the profits earned from an asset’s performance or through fees received for the services provided to the customer.
