Newbie over here who registered to go to some local meetings for Real estate investing but they all have been cancelled. So how are you networking locally? We (Husband and I) met some Agents in person and of course through posting around on here. Are there any other online options?

There is a Clarksville focus group that currently meets once a month through REIN TN. The next meeting is on March 19. We are newbies so it will be our first time attending. However, we are also very open to attending another meet up as well. So please keep us in the loop.

So all that you have said so far is pretty accurate. I would agree with Dustin about downtown. Personally, my friends that are still APSU students live off-campus in apartments that are on the border of the Sango Area. There are quite a few apartment complexes which many students roommate with one another. Very few that I personally know live with family or lease houses to split.

Oh, I know it for sure. The market here has gotten very competitive over the last two years. My father-in-law was a flipper and just retired. He wasn't originally going to until last year when he went 0-20 offers and then we had a baby so he is full-time grandpa now. Doesn't help too we were just named best city. Haha! If you ever have any time for a newbie just to shadow around, please let me know! I am very used to driving around town to spot those distressed properties. Hi there Kyle! Yeah, we have looked into house-hacking but with 2 German Shepherds and 4 cats, it is difficult to find a worthy roommate who isn't allergic or doesn't want to also add to the number of animals in the house. We are mad we didn't do it before we had a baby and so many animals. I have been looking into Multi-Family Properties in town but the ones currently available we can't swing numbers-wise. We have definitely refinanced/consolidated a few loans to try and free up our DTI. Should be debt free in about 3.5 years. We were going to double down, but we want to use some money for investing. Thinking we can do short term private loans to help build up our capital to other local rehabbers, flippers, investors. Plus I just feel the ability to get to know more people will be a benefit. THDA we didn't qualify for two years ago trying to buy the house we are currently renting, and now we make even more money. I would still though love to stay in contact especially since you are a lender! Nashville is a market we would like to tap into at some point and might be the house hacker we do when our kiddo gets older as the schools are generally better. Though not going to lie, not loving the Nashville Traffic. Wishing you the best of luck in your endeavors!

Thank you for responding to my thread! At this time since we are so new, we are only looking to do something locally. In the future, though we may be open to trying other markets. Thanks for sharing some interesting information about investing overseas.

Yeah, I have browsed the articles for a bit now. Aside from the ones commonly posted, are there any you personally felt changed your mindset for the better or added something to your knowledge base? I am always down for recommendations on things to read. Working on the shadowing angle as well. I have been in touch with a few investor real estate agents to see if they would mind me tagging along in exchange for helping setting up appointments and other grunt work to free up their time. Since you are an investor agent, do you feel the dual role is worthwhile? I have contemplated getting my license since at the moment with the baby I have the most free time.

Thank you for the warm welcome! I have been linked to those resources and have been studying them. Still debating the newbie bundle purchase as I have been borrowing the books from my local library. Have you purchased any of the book bundles and felt the bonuses were worth it?

Hello there!

My name is Rebecca Bautista. Currently, my husband and I have been researching real estate investing and would like to get to know more people in our area. We are not yet ready to cash-flow a property until our consumer debt is paid down. 

We are interested in the BRRRR method. Our end goal is to have a portfolio that provides about 10k in passive income a month. We are currently just planning to have a very local portfolio, so the Clarksville, TN area. Once more established we do have philanthropic goals to assist local families in need of housing. Once more experienced we are interested in expanding our market.

I look forward to getting in touch with other like-minded individuals and hopefully assist in making our community better. Thank you for spending your time reading this post!
