I purchased two homes from Rent to Retirement. Both were a nightmare. It was an expensive lesson. Rent to retirement doesn't give you much information about the flip but leads you to believe they managed it and vetted the tenant and PM company. learned a lot and would not use them. I would suggest suggest REI if looking for a properly flipped property with a great PM company in place who does place a tenant in the rental. I worked with both Taz (REI) with one property and Zach (rent to retirement) with two. Zach walked me right into two horrible investments. REI hands down for turn key professionally flipped and managed property from a distance. They truly have your back as a new investor unlike Rent to Retirement

I got screwed by Rent to Retirement and Easy Street. I definitely trusted they were there to help me navigate a first time investment purchase from out of state. The house was supposedly flipped and tenant in place.  We found out through my current property management and the city inspector that things were not updated correctly. We were fined and the house shut down and tenant removed because it wasn't liveable and they did some shotty work. Stay away from rent to retirement and Easy Street.

Not Yet.  That was my next thought is to give them a call on Monday and see what suggestions they have after I try one more time to get an answer through phone or email from the property management company.

Hey BP Pros. I need some help I recently closed on two SFR. I purchased these from a Turnkey that advertises on BP. I admit I should have done more research, but I blindly jumped in because I just needed to do something and I put more faith in the company I was working with than I should have. The close went great and communication with everyone was great until after the property closed and I awaited my first statement and rent payment from the property management company. My first statement should have shown in mid December in the owner online portal, but nothing. when I called and emailed my account rep all I got is an email back said there was an error because I was a new owner and they needed to correct my Nov-Dec statement, but can't tell me when I will get it. My Second statement should be showing now in the portal and nothing. Second month and no statement or payment just shows what my disbursement should be and for January and December. The disbursements went from $930 in December to supposedly $155 for January. I haven't received any of these disbursement either (although the first month I had set up my ACH with a wrong routing #, but I reached out on December 26, and 31st to correct right away, but can't get an answer when it will re-sent to me) I have no clue why the difference in disbursements, no one emailed or called to speak of any repairs I needed on a property. I am assuming it is repairs, but shouldn't I have gotten some kind of correspondence?? I call and usually can't get someone on the phone, when I email the account manager assigned to me, I can't get any answers. He blows me off by telling me accounting is looking into when I will get a statement or payment disbursement, but will only answer by email (and I only receive an email correspondence when I call and leave a message with an actual person). If I can get a person on the phone they won't let me talk to anyone, they will only take a message and give it to my account rep who acts like I am bothering him and interrupting meetings. I went to google and read their reviews and they have a horrible rating there. I feel like I need to move these properties to another property management company that has time to answer my questions. Please give me some insight to what I should be looking for in a property management company when interviewing over the phone ( I am in California) and if you have any suggestions for PM companies in the area. Also what may likely be the penalty for breaking my contract with them. I looked through all my paperwork for a contract, but can't find one, but I am sure I signed something.

Great, until your under contract with them.  After that good luck in getting any help with your account management or even a call back.

I have an opportunity presented to me to purchase a rental house at a decent price.  But the seller has suggested that we not use a realtor to save money on both sides which would lower the sales prices.  I am in Bakersfield, California and instead of a sales price of $155,000, I could purchase the house at $145,000 instead.  I would put 20% down and still need a loan for the remainder of the balance.  Would we just choose a title company and process all the paperwork through the title company?

The house next door have horrible people living there for free. They are always playing stereo too loud, stolen vehicles on property and etc.. The house was sold at auction 12/18/19. The new owner bought it and served a 30 day eviction notice. He also requested access to the house, giving them the 24hr notice. They hid in the house when the new owner showed up and refused to let him in. The new owner called the sherriff and they refused to help. How long will it take to get them out and what is the process? They have stolen gas from us and the other neighbors. I had them arrested for a stolen vehicle last summer. They have lived in the foreclosure for well over a year, and they are a family member of the original owner who vacated it, so according to the law they are not squatters. I have called code compliance because trash is starting to pile up. Nothing yet from them. Is there anything else the new owner should do? I have his number.

looking for some guidance. i have been listening for the last 8 months and think i have overcome my fears but have some problems. I filed bankruptcy in 2014 and now I have $10,000 saved for my first rental property. We owe $35,000 on our primary residence valued @ $140,000. I found a rental investment for $76,000. my credit score is about a 706. is it even possible to purchase?
