@Ned Carey

Thanks for the responses!  I appreciate the extra info, especially regarding brokerages and creative financing.  And thanks for the tip re: Douglas Realty.  I'll check them out online with the various local KW brokerages.

@Ozzy Sirimsi - I'm in the midst of reading "Millionaire Real Estate Agent" and have been considering looking at Keller Williams because I like the systems and models that Gary Keller proposes.

Thanks for the advice re: shopping around.  If I decide to do this, I'll interview several brokerages to find the best fit.  Why did you not like Remax?

Good morning BP,

I'm currently exploring the idea of getting my real estate license in the state of Maryland and I have a couple of questions regarding the license that I am hoping to have answered by knowledgeable forum members.

First, does getting your license preclude you from working with other buyer agents to purchase a property? I would assume the answer is no, but I am unsure. I understand the value of networking and making connections, so I don't want to shut the door on the idea of working with other agents in the future to help me find and purchase properties.

Second, does having your license in one state make it easier to get your license in another state? I know that there are some states with reciprocal agreements that allow you to use your license without additional credentials, but what about those states that don't have reciprocal agreements? Is it essentially starting over from scratch if you want to get your license in other states?

Third, for those in the local Maryland area, do you have any suggestions for what criteria to look for in a brokerage to join? Based on my reasons for initially getting my license (to help expand my personal portfolio), I think I should focus on finding a smaller brokerage so that I'm not required to attend a lot of training and/or meet minimum sales requirements.  However, if there are additional factors I should consider in my search I'd love some insights.

Thanks in advance for your help, BP!

Hi @John Leavelle,

Thanks for taking a look and commenting!  I appreciate the tip about the utilities; I forgot to add those.  Also, I'll be sure to budget more time for the rehab in future estimates.  Thanks for your assistance!

Hi BP!

I'm taking @Brandon Turner's advice from the last webinar and trying to analyze at least one deal a day. Today's practice property is located in Glen Burnie, Maryland and is a 2/1.5 SFH.

I'm looking for some insight as to whether or not my numbers are way off. I estimated repairs as best as I could from the pictures in the MLS listing, but I may have over/under estimated those costs. Any comments/advice would be much appreciated!

Thanks in advance!

-Rebecca

@Fradel Schaechter - Thanks for the great info!  My goal for April is to comment on at least one post every week, if not every other day.  I didn't realize that you can see who checks out your profile - that's a great tip for building your local network.  Thanks!

@Lara Chinarro - Good luck on your journey!  I have definitely been discovering that markets can vary widely even within the same general geographic area.
