Hello Jeff, 

Drew isn't necessarily wrong. There is some helpful items overall about eviction in this guide from MSU that I recommend you keep on hand as a helpful resource if you're going to self manage, but since the daughter is not on the lease, this guide doesn't directly address that issue. However, keep it on hand as helpful information overall, and I'd recommend if the daughter starts to destroy the property, etc, that you seek that legal counsel. I know of someone in Muskegon who has assisted me before on evictions as well if you need that name and number.

Hello Michael- agree with @ Drew Sigit- you need to give that 30 day notice if the tenant is on a month to month lease. I'm local to your area, and would like to connect in case you have any future questions or would like to have someone handle your leasing of the larger unit once you're ready.

Hughston- I agree with most others that posted and stated that you shouldn’t pay utilities or better stated only in certain scenarios. However, you will want to contact the utility companies and set up a landlord account. That permits you to easily transfer the bills if the unit becomes vacant and monitor that each tenant is actually paying the bills and keeping the property in working order so to speak.  I’m not sure if you knew that was an option, so just a heads up there. If you have any more questions once you invest in the area, just let us know.
