Starting Up After 7 Year Pause

Hey Everyone,

My name is Matt and my wife and I are starting to ramp up investment efforts after trying our hand at flipping a SFH 7 years ago (it went great - .73 LTV, $19k profit).

We are looking at a variety of strategies at the moment, but are looking for both cash-flow and long-term appreciation. Hoping to just get started with our first deal, learn some things, and then refine our direction.
