Post: Tips and guidance for house hacking first home

Hi everyone! My name is Tyler Stewart, and I am a 19-year-old real estate agent in Maine. I am looking to purchase a 4 unit as my first home using FHA, as well as taking advantage of Maine Housing, which if qualified, will provide $3,500 per unit. This purchase will most likely not be made until next year. However, I have been and am trying to gather as much information as I can. If anyone has input, or if anyone has gone this route before, it would be a huge help if you replied! Thank you everybody! Have a great day!

Also true in my market as well. I agree with all of the other posts. Inventory is moving extremely fast, and if they are saying best and final are due, that 9 times out of 10 means that there are other offers on the table.

I completely agree with @Bruce Lynn. I am 19 years old and have been in real estate for about 8 months now. Coming from someone your age, you have to make a very important choice very early. Are you willing to stick with real estate, no matter the outcome? Judging simply based on your post, I believe you are. It's not going to be easy though. People are going to question your knowledge and skills, simply because of your age. Being young and in real estate, a point of advice that I can give you is to embrace it! You can't control your age. It will change over time, but for the time being, embrace your age and eagerness! Let me elaborate.

Real estate agents vary in age, from 18 to 70+. Although someone older will have more experience and knowledge when it comes to real estate, is that someone who you want to work with? Especially if you're younger? Today's market is extremely competitive. People need an agent who is willing to do whatever it takes, and an agent who will be aggressive in their advertisement, marketing, and negotiation. They just might not realize that that is what they need. Personally, I decided to market my age. In my "elevator pitch", which I highly encourage you to start working on, I immediately address the concern that I know they have; my age and experience. The way I word it is simple. "Yes, I am young and new to real estate. And yes, I might not have the experience of someone who has been in the business for years. But I am determined. Being young and new to real estate, all odds are already against me. I am willing to do whatever it takes to prove myself and make a name for myself. Let me ask you a question. Do you want to work with an agent who has 20 other clients at the moment, and as a result of that, you are just another client to them? An agent who does not provide immediate communication because they are so busy? An agent who has so many other ongoing deals, that they are not 100% committed to getting you into your dream home? Or would you rather work with someone who is willing to do whatever it takes, and will provide you with their undivided attention, because I don't have 20 other clients that they're working with? An agent who will bend over backward for you. An agent who is willing to do anything and everything to do right by you?" Something along those lines. Market your age man! Turn the one thing against you into the one thing that's going for you! Market your determination and eagerness! Don't let your age be a weakness. Let it be a strength!

That doesn't just apply to if you choose to be an agent. Any career path you choose is going to be the hardest when you start because you are competing against people with years of knowledge and experience. Whatever role in real estate you pick, I strongly advise that you pick a company that will provide you with the most support, even if that means losing out on a couple of extra dollars. If you choose to be an agent, pick a brokerage where everyone is like a family. Not a brokerage where no one will talk to you or help you because everyone is competing for themselves. 

Oh and one more piece of advice. Whatever company/role you pick, once you're established, reach out to the top agents/dogs. Offer to do showings or open houses for them. Ask if you can shadow them. Some agents are so busy, they are looking for someone that they can pass deals off to. If they see that you are willing to learn and are eager to get a deal, they might just help you with that:)
