Hello everyone, I’m looking for insurance for a home watch service I’m starting  in Florida. Any and all suggestions are greatly appreciated.

3/2 with a metal roof 

Purchase price 84k

Rehab 10k-15k 

ARV 125k-130k

Cosmetic updates roof was installed 2007 HVAC works. 

what are your thoughts?

Budget is pretty accurate I was spot on with my last 2 flips. It will be all cash so no financing charges. We will insure it and have monthly utilities. 

subject property is 2bed 1bath 864 SF

The sold comps are:

86k 2bed 1bath 575sq ft

76k 2bed 1 bath 775sq ft 

95k 3bed 2bath 969 sq ft 

I have a potential fix and flip opportunity. I am an agent so I can save on the listing commission. Here’s the deal.

Arv 95,000

Repairs 15,000

120day turn around time

Purchase price 58k 

Would you do this deal?

Would I be able to write a receipt in a receipt book and just have the seller sign it?
