Fix and flip deal (your opinion)

Breakdown of the deal is this...

3/2 with a metal roof 

Purchase price 84k

Rehab 10k-15k 

ARV 125k-130k

Cosmetic updates roof was installed 2007 HVAC works. 


what are your thoughts?

Should be able to make a quick 10-15% on your money. If your numbers are right and you have good guys in place I would do it. Try taking them down on the price, that way it will give you a little buffer.
