Hey guys I just want to share something that is working for me really well & I know a lot of agents , specially the new ones struggle to make just 1 sale in under 6 months. The way I do it is on Wednesdays I go through my office listings and find a vacant property I think is in a high traffic area, then I ask the listing agent for permission  to hold an open house there that weekend and on thursdays I go out door knocking to the neighborhood with a market report of the month, my business cards, and a flyer that says Neighbor Exclusive Invitation with all the Open House info on it. On Saturday and Sunday I hold open houses, sometimes 2 different listings each day, sometimes the same one because if I get a lot of leads from one house I will stay there. Do this for 2 months straight every week from 10-4  every saturday and sunday and I guarantee you will close at least 2 deals, I closed 3 in 2 months and had another 3 in the process of closing or in escrow as we call in here.

It is the best! I love it, but you really have to be dedicated to it and it has to be a passion of yours. You get what you put into it. If you work your *** off your going to be closing a lot of deals, I sacrifice a lot of my weekends to do open houses and prospecting to find clients. Most companies do not give you any clients, thats the tough part. You have to find them on your own. The competition in my area is pretty high but my mindset blocks everything out. I don't care who is my competition or how bad or good the market is. I will succeed no matter what because I will work harder and smarter then most agents and most importantly   nothing is stopping me from my goals. The only competition you have is yourself, the rest is nonsense.

" I was thinking that we would not find to many other properties this nice where our out-of-pocket would be so little" - If this truly is your gut feeling you should go for it, you know your market and area better then we do and if there are not many properties like this out there in your area that fit your criteria don't let the opportunity go!

If you are from Cali I don't know how expensive the multi-families are there but, Vegas is close by and there are some multi-family(fourplex) you might want to look into here. You can get one anywhere between 180-250k easily with a NOI close to $25k. I am a Realtor here and I'm always looking for deals like this for investors in Cali!

I guess that is the beauty of this industry, you can go so many ways about it and reach the same goal of 1 Million no matter which path you take. I personally became a Real Estate agent to make some money as fast as I can, as a agent we usually make 3% commission on each deal we close, I closed 3 my first 2 months worth $208,000 then one for $250,000 and my most recent for $345,000. Take 3% of each and my 80% to me 20% to my brokerage, and you get how much I've made already -taxes of course. It's a lot of money in a short amount of time. My goal is to keep doing this until I have enough to be able to buy all cash and hold a few four-plexes for a while, cash out then get a big 12unit+. While trying to flip and property here and there & conning selling real estate as an agent, maybe even get into the luxury market as well. I'm trying to do it all we'll see how it goes ! I am a real estate agent in Las Vegas currently with Remax & I am getting little to no support in this brokerage. I don't want to brag but I am a really good agent the problem is I am new & I'm good at working with buyers which is pretty simple, I want to start building my business base on sellers and listings and I need a foundation in terms of a business plan, written goals, daily schedules, mentors to teach me how to prospect correctly, marketing strategies and much more that Century21 provides ( I have already met with them) it is without a question that If i join this company I will become the super agent I want to become.

The only problem is that my dream in real estate aside from becoming a top producing agent was to become a luxury real estate agent, I mean I've watched every episode of million dollar listing and can see myself living that life, it honestly was the main reason i got into real estate & I almost teared up when she offered me the position in Luxe because this had always been my dream, I just never expected it to come only 2 months after I got my license ( I had 6 deals in escrow and closed 3 in 2 months). http://luxeestateslifestyles.com which is if not the best, one of the top luxury brokerages in Las Vegas who has sold over a billion in sales and have tons of million dollar listings. This would be a huge leap in the industry and opportunities like this don't come very often. The thing is I would be working under a team and the team leader would give me a lower commission split and would be running around basically doing everything they tell me to do. I thought I was going to have to work for this position and now here it is in front of me but Is is worth it to take the opportunity now? I have some many questions I ask myself. Is it too soon? I may not make as much money because I will be working under someone else? but then again I will gain a lot of experience in the Luxury industry, but then again I will lose the time i could've been building my own dreams and I'm just helping this agent build hers. Or can i use my expertise ager a while in this luxury market and branch out and create my own? There are so many paths I can take, I don't know where to go.
