So I drove through an area called oak cliff (complete war zone in dallas) and I came across a small neighborhood called encino hills. This area has 100k houses but what surrounds it is a complete run down of houses and commercial properties. Now my question to you is did this builder make a huge mistake? I've also seen on the outskirts of oak cliff is another section of spec builds. I can't seem to understand why these guys are building houses in a warzone. If someone local here in the dallas area please explain what the heck is going on?!?!

I'm just getting started in wholesaling as well and what I did was call a bunch of title companies and asked if they double closed and did assignments. I finally found one title company and asked them if they could email me the assignment document they use

thanks Tyrus! And yea I'm going to contact my broker and ask them if what I'm sending my investor is ethical or not. I DO NOT want to risk my license or my reputation on a mistake I can correct. This is my first time working with an investor so you live and learn!

How would it be any different then going to something like list source and mailing to those names and addresses? Names and addresses can be obtained through county records as well

WHOA! The last thing I want to be is unethical. So emailing him an expired list is illegal? All I'm sending him are addresses and the Home owners name.

I have been sending my investor a list of expireds through email but he told me he wanted them in excel so he could set up a mass mail campaign. So what I'm doing is manually typing the addresses in and names of the owners in the spreadsheet and I was wondering if there was a quicker way of doing this?

I didn't know if this was the right thread to post in but I wanted to see if anyone was looking to get into this. From what I've read its a program where people bid on the homes and have to renovate the houses within 6 months and have someone moved in. I was wondering what everyones thoughts were

an investor is asking for comps on a property and when I type the address in the mls it has no prior information. No prior rental or sales date? Has anyone ever came across this?

@Account Closed Are you using ntreis listings?? If you have a MAC there's a specific mls for it and it's called ntreis fusion. I find it works a WHOLE LOT better then the ntreis listings
