@Andrew C. While I think it’s interesting you are choosing to go this route and throw dIrt on my name and company, to each thier own. Buffalo is a great market and once the property is fully set up and you work out the kinks of a new property that was poorly renovated you honestly can self manage. Finding a cleaner is the challenge in a market where (as you experienced first hand) has a limited supply of persons looking to work.

Electric Angel There are a few options for STR insurance to allot yourself extra protection on your property. Proper Insurance, Cbiz, State Farm, all offer a STR product. This costs a bit more than your standard landlord insurance and the costs should be picked up by the tenants you allow to rent, it’s only fair. I hope this helps. Happy Hosting!

Christi Millo We use the rental arbitrage model all over the country with great success for our investors as well as property owners. A few things to keep in mind when owning the property and allowing this is to cover yourself with the right insurance. If there is additional costs associated with the correct insurance I would roll this over to the tenant. The laws associated would fall on your tenant and yourself so I also agree with ensuring to not expose yourself to fines from the city. The upsides is that your property is professionally cleaned after every checkout, upkeep is super important as this is a business for him and broken or damaged listings don’t do well at all. We also take on the responsibility of doing maintenance, and caring for public areas. When done correctly it can save you tons of money and should be equally as beneficial to you as your entrepreneurial tenant.

Steve Fitzgerald I think it depends, unless you are offering a middle of the nowhere yurt, at least one tv is expected along with WIFI

Edwin Ramirez Union city has laws restricting rentals to above 30 days. Now, if you were a block or 2 into jersey city which has legalized them and is charging an occupancy tax then that would be a good move.

Eric Fleming While there isn’t one list of all the cities that are STR friendly as it would need to be updated multiple times a day. I think it’s a process of what you are looking to get back as a return on your investment, how many properties you are looking to have in one city and you also need to be able to find landlords who are open to doing rental arbitrage. We work with both owners of properties and clients like yourself who are investing in different markets.
