I will be closing on my first fix and flip on 4/18/2011.

Rehab begins on 4/25/2011.

Anyone ever experience this?

The house I have a contract on had the basement door kicked in and the copper and water heater were stolen.

Anyone know a ballpark price on fixing this nonsense....

...man am I pissed.

So I have my first flip under contract... I could not have done made it this far without bp and J Scotts great site. II asked about appliances and had a great response in which some generous individuals gave me the details of what they use, even the sku's/part #'s in some cases!!!!

So I figured, get info from the best.... What do you guys use? From where? What paints, what flooring, what backsplashes, etc etc etc.... I'm looking for anything you can offer me... Prices, SKU's.... Anything you can offer to help.

This is my first flip.... Excited and nervous at the same time...

I have 10 days for inspection.... I've got my inspection scheduled, getting a lockbox, copying keys....

What all do you do between acceptance and closing?

So I got a house under contract, it's a reo and is currently winterized. The electric is on for sure, but the bathroom has the tape over the toilet and the usual "don't turn on" signs....

I have 10 days for my inspection, what do i need turned on before I schedule the inspection?

Need this REI property for 50k.... Offered 45, they counted 62k with e/m non refundable after 10 day inspection.

Their agent said "We might be able to talk if your buyer (me) can come up 9000, which would be 54000...

Thoughts? Thanks guys.

Dealing with a private investor and they want a detailed rehab plan before making a proof of funds letter available....So, what is included in your rehab plans? Anyone care to share one? I asked them to clarify what they wanted and this was her response:

The plan should include details of rehab with completion dates for major milestones.  You can determine major milestones as either room completion or funds needed completion. Remember, we will inspect before releasing any rehab funds after you have invested your rehab dollars.
 
For example:
 
 
Dumpster lease:
Cost:
Date in place:
 
Permits:
Cost:
 
Tear-out of kitchen, bath, etc. (might want to do all at once to minimize the length of time that you need to lease the dumpster)
 
Kitchen:
 
Install Electrical/Plumbing Updates
Drywall/Plaster
Install Flooring
Install Cabinets/Countertop
Install Fixtures/Outlets
 
Total Cost
Date Complete:

Thoughts on this? How does one go about creating one accurately with zero rehab experience?
