Rehab Plan?

Dealing with a private investor and they want a detailed rehab plan before making a proof of funds letter available....So, what is included in your rehab plans? Anyone care to share one? I asked them to clarify what they wanted and this was her response:

The plan should include details of rehab with completion dates for major milestones.  You can determine major milestones as either room completion or funds needed completion. Remember, we will inspect before releasing any rehab funds after you have invested your rehab dollars.
 
For example:
 
 
Dumpster lease:
Cost:
Date in place:
 
Permits:
Cost:
 
Tear-out of kitchen, bath, etc. (might want to do all at once to minimize the length of time that you need to lease the dumpster)
 
Kitchen:
 
Install Electrical/Plumbing Updates
Drywall/Plaster
Install Flooring
Install Cabinets/Countertop
Install Fixtures/Outlets
 
Total Cost
Date Complete:

Thoughts on this? How does one go about creating one accurately with zero rehab experience?
