Currently calculating ARV for a property. Was wondering what the best way to calculate the costs of a typical shingle roof on a 1700 square foot property? Without going on the roof to measure it. Just trying to be sure about deals? It that a little overkill? Your thoughts...Ive found some estimated costs just trying to get as close as possible.

Also I already have The Book On Estimating Rehab Costs by J Scott! Great Book!

My question is phrased wrong.  I meant to say Historically. **  Residential is a dumb question.

Actually that's not what I was looking to do.  But thanks for the assumptions.  Maybe in the past you've had bad dealings with wholesalers.  I can't speak for them.  Still if you have any advice I would be glad to hear it. I've already talked to a local attorney.

So I'm new to Real Estate.  Been reading books and listening to podcasts for months.  Decided to get my feet wet in wholesaling.  Following what i've learned from a training program I'm taking, I've reached out to Craigslist to get some leads on distressed properties.  

So there is a property has is zoned in a Residential Area and a pretty good part of town. It needs a rehab. The owner I spoke to owns it outright and would be willing to let it go. So there is substantial equity in the property. Its in a pretty nice part of town and I see it has some potential. I realize I will have to go inspect the property, determine an actual ARV, and do my due diligence.

 I'm wondering what problems I may run into with it being residentially zoned and trying to rehab it and if anyone could lend some advice based on their experience trying to flip or wholesale a Residential property?

Low Cost Index Funds are better for retirement . There are a lot of fees some known, some cleverly hidden with 401ks. So low cost index funds are better for that

You could also have that money put to work for you in a property or a few properties which could exponentially increase your monthly cashflow or wealth overtime.
