I think there are several possible uses for an Option Agreement Nathan.
In my case, I use it to secure myself as well as the buyer.

Before I can do my "official" Due Diligence and bring in others to help inspect the property, I have to tie it up first. It's just easier... This way, it protects myself, while I speak to contractors or inspectors about the property... (Yes, they also are looking for deals and will steal yours while "attempting" to be working to help you.)

In essence... I allow the seller to make a faux price they'd like to sell the property (I'm not going to actually agree to that). Allowing me time to "safely" do my due diligence with the prevention of contractors I work with to go around me.

Now i typically don't do option agreements with everyone... only stubborn sellers that aren't sure what they want for their property. Most have already done their research and have a ballpark idea.

Welcome to BP!

Sounds a lot like how @Brie Schmidt got into investing with her husband. (Just listened to your podcast, haha). Check out her podcast http://www.biggerpockets.com/show78

She's from Chicago as well!

Enjoy!

Good day D.J.

I'm a wholesaler in the Chicago area. My main areas are Western Suburbs (Dupage county) as well as the South Sububurbs.

When you refer to "nothing south Pershing" are you talking about the Pershing in Franklin County?

Can you give me an idea of your price range?

Look forward to hearing from you soon! (i've also sent you an colleague request)

Thanks,

That's great Kevinn!

You'll find plenty of wholesalers (including myself) on the site that come across tons of properties a week. Just begin connecting!

Let's connect and if I come across something for you we will be in touch!

Welcome to the site as well!
