@Casity Kao we being me and the capital investors. To answer your other question, yes my investor is okay with this structure because he can better leverage his cash in a market where property is much cheaper. Thanks for responding!

@Tyler Kastelberg  I am certain that speaking with an attorney is like you say, best. I guess I was looking for examples to build around/from. Thank you for the response.

Hello BP Family!

My question is: What would be the correct way to form a partnership with capital investors?

I have both in state and out of state investors who would like to invest with me as being their agent. 

We would be sharing equity in the properties we purchase and I will be performing the majority of all things sweat equity.

I am looking to protect every one involved. I definitely want to make sure I am positioned correctly, but I want to be sure this is a win-win strategy that others have implemented before and how I can duplicate that process.

All suggestions, advice, and warnings openly accepted. 

Just looking for a system to follow.

@Brandon Brown 40! Long time brother! I'm working Middle Tennessee as well. Focused mainly on Rutherford, Davidson, Maury, Sumner, and Williamson counties.

What exactly are you looking for in mobile home and small apartment buildings? 

Also, how do you feel about section 8 multi-family properties?

@Jamie Jones same markets! mainly focused in Murfreesboro and Nashville since they are closer, but really looking to jump into Chattanooga as soon as possible.
