 Summed it up nicely Nicholas.  I'd add index funds, reits, equity markets have benefit (and overhead) of greater regulatory oversight/compliance providing some protection/assurance for shareholders.

I spend a lot of time at work thinking about "digital transformation"..... we're going through a physical transformation in terms of how ppl work and live and its impact to our physical commercial property impacting downtown office space, the banks that finance these places, the small businesses that rely on business commuters, the infrastructure facilitating commuters

Thanks @Account Closed for your perspectives.  I like the idea of backup portable AC units. 

I'd welcome any referrals for good electricians and HVAC technicians you've had positive experiences with.

I had two issues reported over Labor Day weekend -

1. Tenant reported ac was blowing hot air at 10:30PM and I scheduled a technician 1st thing in the morning and they arrived in late afternoon to diagnose and repair.

2. A small multi-unit reported lost all power at 2AM and APS reported it was due to the main breaker box.  Fortunately, we found an electrician willing to go out for a small fortune to replace a few fuses.

It got me thinking, what is the expectation you set with tenants regarding emergency repairs?  Properties are in Phoenix and I understand AC and electricity are essential but I do not know if I'm going above and beyond or delivering minimal services tenants should be entitled to.

@Ryan Stein I am also starting to explore SFH 3bd\2bth options for buy and hold rental with conventional financing. However am not seeing options that can cashflow. I currently manage 2 small MFH in north PHX at 4.5 - 5% cap rate.

Would be interested in knowledge sharing what your experience in your search.

Most of the advice is addressing the immediate issue of one late payment and you pointed out the delay was when the check was mailed / received.  I have my tenants pay electronically via Chase Quickpay (plenty of other options).  That way I immediately see that a payment has been posted, taking that one point of failure out of the process.

They can schedule payments and you can request if you do not see it electronically too keeping the direct confrontation out of the picture.

I can vouch 1st hand for this article.  I just moved to South Bay in April with a young family.  For the first 3-4 months I rented a room for myself while I established my bearings.  Lived the college lifestyle in my mid 30's was a humbling experience with 2-4 roommates.  Finding and competing for housing for my entire family was another challenging experience.  The costs are extremely high and market is very competitive for all housing buy and rent.  Its very much a favorable market for landlords and home owners at the moment.

I moved out of a condo and decided to rent it, found myself having issues that discourage me from looking at this as an investment in the future, primarily lack of control with a condo association:

1. other units were owner occupied and they strongly discouraged me renting out my unit and I am concerned they may add new rules to prevent it outright.

2. We've had large special assessments for work done to the building that I felt were not cost competitive.

I actually don't have much of an issue with HOA's, ultimately you need to budget for maintenance and building insurance, its the lack of control that is my big issue.
