No need to be embarrased. This is business. Nothing to be embarrassed about.

Rejection is the same. This is a business. If I am good at what I do, I should be rejected. If I offer too high and they take it right away then I have offered too much for the deal no matter what the price and I have lost a bit more profit.

You will be told no. Deal with it. It is nothing personal. Removal of emotion is important. You don't have to like or love the property. It is a cash flow vehicle. Nothing more, nothing less.

As far as fear is concerned..... nothing ventured, nothing gained.

You need to be able to change with the market.

My strategies are different than they were a year ago and have evenchanged in the past 6 months.

With out flexibility in doing what works in the ever changein economy, you will become an ex-wholesaler.

That was AWESOME. Thank you for taking the time to type all of that!!!

You could also add to the list to pass out business cards when you are out looking at properties. Offer referral fees.

The good old fashion newspaper can bring both leads as well as buyers.

I sometimes go to the close to manage the buyer and seller. If the seller has more properties and wants to sell in the future, one way to make sure that they come to you and not your buyer is to manage both parties at the close. It has been an added bonus for my newbies that I am there to help them out with any problems. It makes for good relationships. Then again I don't have a JOB that gets in the way of my business so I can afford to be there.

Size doesn't matter. (Did I just say that??) Quality is what matters. I have just over 200 buyers on my list but there is a large amount of them that are either tire kickers or want to see what I am doing in the market. If marketed properly just having a few buyers on your list will work but you will need to prepare a marketing strategy if those buyers don't like the product you have to offer or they are tight on funds.

Every one is different. Your learning curve and your farming area will determine alot of your success. Then of course determination and marketing ability help as well. The need for services of a wholeseller needs to be addressed, and of course time needs to be available.

Guess what I am saying is that the time in vs the out come is as different as each person doing the wholeselling. First month out of the gate I had a 2 unit to wholesale but did buy 3 of my own before I did try to wholesale. Nothing worth anything is easy.

Is wholeselling easier today than it was 2-3 years ago??? Heck yeah!!! Am I missing some deals by my current screening process? Probably but my time is worth so much more and I focus on the deals that will bring in more money in the long run.
