@Will Barnard Will is correct. This below is for City of LA.

(A) One ADU or JADU per lot with a proposed or existing single-family dwelling, if all of the
following apply:
(i) The ADU or JADU is within the proposed space of a single-family dwelling or
existing space of a single-family dwelling or accessory structure and may include
an expansion of not more than 150 square feet beyond the same physical
dimensions as the existing accessory structure. An expansion beyond the physical
dimensions of the existing accessory structure shall be limited to accommodating
ingress and egress.

@Aaron Signer that I do not know, you may need to ask someone who is more familiar with the issue at Texas. I know in California, ANYONE can file a mechanic lien on anyone’s property. It can be invalid lien too, but just have to pay for the paper work and spend time filing it.

@Aaron Signer Hello Aaron, I had dealt with this issue before. Potentially the subs/worker can file a mechanic lien on your property which creates problems. However, in order for the mechanic lien to be valid, they need to file paperwork within the (your state) legal period. On the other hand, I would definitely look for ways to help the subs or workers to recoup their money. Or the end of the day you may need to negotiate with the subs to stop all the headaches.

@Brennen McConnell Hello Brennen, I typically would target a minimum 20%/year return. Most of my projects are hillside so it take much longer too...So far longest plan check is 4 years.

@Jackie Tayra Hello Jackie, I am currently working on an ADU/JADU conversion and I am a builder/developer. $30k is definitely not possible for detached due to utilities and permitting. If you were to do a conversion for JADU from the existing space you might be able to fit into that budget. Also, JADU cannot be detached. JADU must be within the existing footprint of a primary home.

@Boris Suchkov, I live in Arcadia and know a lot of City planners in my area. Alhambra is a pro development city and I would totally look into their development standard for ADUs. I do think, you will be able to do so. Also depending on local regulation, you may do more or less ADU in different city. Let me know if you ever need to chat more about it. I personally do development and ADUs for myself

Hello Robert, your numbers seem not too far off. I would definitely say that the self-managing project will save you a lot of costs (contractor's profit and overhead). At the same time, you will learn a lot of construction experience (if you care for it) but if not, you may want to save yourself headaches and choose the right contractor to work with.

There are few but I find the most good leads from Zillow. (I use MLS because I have a license).
There are also apartment.com. Cozy.co. Facebook will get you a lot of interest but sometimes leads are not as serious.

DBS is Department of building and safety. @Alejandro Garcia. A lot of time, especially when it is a rehab without addition, a lot of flippers do the work without a permit (even removing the wall). Not that I am suggesting you do the same.

Getting through plan check right now is about 3-4 weeks for the wall. Rest of the permit you may apply it online as owner-builder.

@David Martin Jr I think all above have the right answers and directions. It really comes down to what make sense in your situation. Maybe you don’t want to dive right in, maybe you do, or maybe you want do something more in your comfort zone. But unless you start or dip your toes in, you won’t know how powerful real estate investing is! Rather buy out of state, being a investor or even live-in investor. You just need to get started and it will snow ball from there. Happy investing man!
