Write the deal and have it state that the BAC is credited back to the seller, and adjust the purchase price accordingly.  Sure, you won't be getting cash up front from the fee, but this should cut out any fee for a broker to take a percentage of.

Somewhat similar situation, potential tenant had a yearly disability check but no monthly income.  She paid the full year in advance.
