@Marci Stein Do you have any objective source that suggests soap or washer outflow is harmful to a sump pump? If you don’t have that, I’m not sure how you pin this on the washer outflow or the tenant. Now, it would likely be putting additional use and wear on the sump pump, and it is reasonable to ask them to stop. But without any source stating that soap is bad for a sump pump, this feels like wishful thinking wanting to push off the expense.

Just look for a commercial umbrella. It will do the same thing. I have a personal umbrella and a commercial umbrella from State Farm.

In my experience a requirement of 67% voting in favor of a change is a tough hurdle to get over. The amount of apathy and inactivity by residents is super high. I’m assuming that it is 67% of eligible voters, not 67% of who decides to vote. But either way, it is usually hard to get the required votes. I have many properties in hoa’s and many of them have recently talked about wanting to limit rentals. (Usually complaining about the hedge funds who are unreachable to correct issues). None of them have been able to get close to the required votes.

I routinely do two year leases as a minimum.

Yes, a tenant could just break the lease, but it's rare. What's more likely is I get the reduced turnover. If a tenant wants to leave early, I'll work with them. But they are responsible until I get a replacement. I'm dealing with B+ type SFH.

Also, a multi year lease does not preclude raising rents. In fact, in my case, it’s guaranteed that rents go up, it’s in the lease that there are yearly increases and that the lease auto renews unless either party opts out. Opting out from my side can include saying that the baked-in rent increases haven’t kept up with market and so I’ll offer them a renewal, but at a more market-appropriate rate (but not usually all the way up to full market to account for them being a good tenant).

So, I seem to be the minority, but I like it.

What does your realtor say? If that section doesn’t need to be checked, then you are entitled. If your realtor messed up, then it should be on them. Either the seller should give it back or your realtor should make you whole. I’d tell the realtor to figure it out, but get me back the money. Talk to their broker or insurance carrier if needed.

@Martin Kimmel once approved, I give a prospective tenant 24 hours of exclusivity to get me guaranteed funds to hold the property. If they don’t have it, I move on to the next qualified applicant. If there is no other ready applicant then I just let the first one know that their exclusive window expires after 24 hours and any qualified applicant can slip in ahead of them. If the first applicant is ready with the money before someone else comes along, we proceed.

I don’t see it as an automatic red flag, depending on how far out the potential tenancy is supposed to start.

@Arpan Solanki claim legitimate expenses regardless of your ability to document them. If you would be audited then you may have some of them disallowed. The point is, if they are real, claim them.

@Mark Anderson what does your lease say about abandonment? As noted by others, check your local laws about abandonment. Do you have an emergency contact that you can contact? Perhaps communicate to the tenant that you’d prefer to not file an eviction and that you won’t if they’ll confirm that they’ve purposefully relinquished possession back to you. See if that gets them to respond.

You already stated that the toilet was a problem.  A leaky toilet can get worse.  When you don't see a leak, 90% of the time its a leaky flapper in the toilet.  Sure, it could be something underground, but that's the complex and expensive possibility when toilet is most likely and costs $7 to fix.
