It seems like you have something specific in mind when you say long term investing philosophy? Do you mind me asking what you mean by that? Or what you would say yours is, for example?

Hey, thanks. I like what you said about mastering one step at a time. My wife and I are definitely in the gathering info and working up the courage phase. I’m really interested in people’s processes for investing and I’m trying to parse all the information I’ve taken in. I think bouncing ideas off of other people helps me do that  

In my head these are all the starting points. And they would break down into smaller steps. For example the criteria step to me breaks down I to something like this:


1. Do Market research
2. Determine which REI Strategies work in your area
3. Determine your property criteria for whichever strategy you choose
4. Determine who you will buy from

What would you say are the core steps of real estate investing? For example, this is what I have here:

1. Determine Your Criteria
2. Determine How you will find leads
3. Determine Financing Options
4. Find Leads
5. Use REI Math to Analyze Leads
6. Make Offers
7. Get Property Under Contract
8. Assign Contracts to Buyer (If Wholesaling)
9. Do Due Diligence
10. Close or Walk Away
11. Rehab The Property
12. Sell Your Property (If Flipping)
13. Rent Your Property (If holding)
14. Maintain The Property

Do you agree with these steps? Am I way off? What am I missing? What order do you do it?

 I don't know if anyone responded to this, and I may be wrong, but I am under the impression that the purpose of brrrr is that you can pull your initial funds out of the project to do it again on another project by renting it out and refinancing (and getting some cash flow in the process). If you seller finance the property after you've rehabbed it you would get the cash flow, but you wouldn't be able to pull your money out and reuse it on another investment.

Am I correct in assuming that I am a disqualified member of my father-in-law's SDIRA, in the sense that he would not be able to invest in a deal that I was doing, being his daughter's spouse?
