I understand that there are many state legislatures where similar laws are advancing. They make sense and bring balance back to this situation.

No, I don't worry about my kids. They have had 20 years of watching and hearing how their parents built wealth and comfortable lives. A free class in life. 

Now, my wife and I watch and lament the fact that most of our 8 young adult children make decisions and show work habits that greatly differ from the ones that we had at their age. Because of this, I am donating 25% to my alma mater. My wife, who should long outlive me, will decide what to do with the rest. If there is wealth at the end, I hope that she will give the money to people and causes that are good investments.

 We allow dogs in one, cats in another and no pets in another. We charge pet rent of $45/pet/month. When our current pet-owners move out though, we will stop allowing pets. It turns out that when we ask about which cat scratched the upholstering or which dog chewed on the railing, it was always the other resident's pet. The hassle is not worth the pet rent for us.

We have done some by the room rentals. All of our spaces are co-ed. But we also allow our current housemates to interview potential new ones and give us their opinion. We still make the final decision. We have not had any gender-based conflicts. Thus, if we were in your shoes, we would offer the space to the candidate, but share that the house is going to be co-ed. She would then have to choose if she wants the space or not. Best wishes.

Over the past 3 years, we have listed across 15+ sites. Only Airbnb and Zillow have yielded residents, though a few other sites have generated inquiries. We are in a very suburban location, so that may be a factor why we are seeing this.

One of my first inquiries on BP, two years ago, Avoiding Bias. How do other investors do it? (biggerpockets.com), yielded more advice than I had anticipated. Since then, as an investor, I have remained interested in the impact of racism in real estate.
