Thanks for adding me back in, I can see now that it would have looked like I had backed out, sometimes I get into my own little world and do not see the obvious.

Looking forward to the meetup, be good to talk to you about your offering, I have a few small questions about it.

I am fairly local to you Ellis, can you give any examples of what/where a "smart Multi-family investor" can find cash-flowing turn around properties in our area? I am not finding anything outside of the hood, I would love to stay local but the numbers do not make sense to me. I just sold my rental property in Simi Valley because the cash flow was not keeping up with the differed maintenance and am looking to re-invest that profit, can you offer any insight in possible locations where I can look? I should note that I am not a full timer, I have a job that keeps me busy, but in the last two years I never even visited or saw my "local" rental property, everything was done through my management company.
