@Dustin Turner I’m thinking of buying a 2bedroom condo at Beacon Manor for use as AirBnB, as I live out of town. It’s on the lake with a covered boat slip.

Seems like overnight rent rates are $125-$175/m

What are your thoughts about that property and the overall viability of AirBnB out there?

I have a neat rental property that i just bought but need some advice on best way to rent it.

It is a single family 3 bedroom, 2 story house that the former tenant shared with her disabled husband. Although it has all bedrooms upstairs, it does have an electric chairlift on stairwell wall and has wheel chair ramps throughout the back yard.

Are there any organizations, or groups that I should be contacting to see if they need housing for their members' needs or is there a better way to promote this property to find the best tenant for it??

Most of the larger organization I have called have their own apartments/dorms and are not interested.

Section 8 in Austin does not pay any type of premium for these amenities so I'd rather not start there.

I would love to rent to an organization or family that can utilize the benefits this house offers-- as it is very niche designed.

Any suggestions?

We use Appfolio and they do a great job with ACH payments. At first i was concerned that tenants would not switch from "old school" payment methods, but they have easily made the switch.  They like that they each get to create their own portals, which they also use for making repair requests.   When tenants have questions, we walk them through the process the first time (over the phone) and they usually figure it out by the second usage...saving us both time.

 @Brandon Turner, you should have enough properties to make this work efficiently for you.  I think the magic number is something like 40-50 properties last time I checked where it begins to make economic sense.

@Jeremy Jackson No. I posted and never heard back from anyone from Harker Heights.   I prefer aggressive agents that reach out to me and are savvy with social media.  If they are not members of Bigger Pockets, they get 2 strikes in my book.   Good luck out there.

I have invested in this project with John Blackman and would welcome any other creative work-arounds to this situation.

We had also looked at septic but believe the lot size is too small.

I am sure there are other out-of-the-box (or even obvious) solutions that we just have not yet considered.

Nice work getting the portal kicked off. I know it has been a labor of love for you over the past many months. 

I'm looking forward to seeing how it stacks up against others already in the market. What would you say would be your strongest areas in comparison to the others?
