you are going to need to get some credit lines/cards through the llc with yourself as a gaurantor and build credit over time

of course i passed!!!! hahaha I ahve been in the real estate arena for the last 6 years but I still studied my butt off went to a 2 day cram course and then took 1000 test questions the 2 days before the test. I thought i did good but it sure felt good when i called in and found out i passed!

I noticed you put the purchase price down but not comps or arv. IS this a fourplex?

Morrion I have never tried the lease option/subject area of investing but i have worked in sales for the last six years. Perhaps you can write down each objection you get and think of an appropriate answer that way when you are faced with a similar situation you know exactly what to say. I find that the more confidently i can answer objections the more often i can close the deal. Goood Luck!

conventional logic would be that you spread your risk over 5 doors instead of one. the only part that might be more difficult is obtaining financing as most mf lenders will require a deposit of 20% or more. good luck!

I do know that in california you are going to have to disclose what you are making on the deal. We have refused to insure properties because of the fat that there was a double closing and there was no disclosure made
