No water lines on exterior walls. Depth is about 6 inches I’d say? Tighter in some spots. I do have vents that can be closed in the winter.

@Bjorn Ahlblad Alot of mixed reviews on the heated wire.  Looks to be hit or miss.  Any specific brand you recommend? For now looks like I will have to leave the furnace heating the crawl space, the new flooring is already installed.  I will change my approach if the electricity bill is extremely high in the winter.

Thanks for the reply. I’ve heard of heat wire on the outside of the pipes but I’ve never heard of running a wire inside the pipe. My pipes are already plastic. I’m assuming that can be done without pulling up the floor. Would I start from the outlets and go up the lines?

Note: when the subfloor was torn up, there was a disconnect in part of the ductwork, so it has naturally heating the crawl space.

I wanted to run this through the forums to see if I can get any input.  Long story short, the entire left part of my house is not accessible from the crawl space.  There were some water issues from the bathtub drain and drainage outside that made part of the house sink.  I believe I have these water problems taken care of.  I recently had the subfloor of these rooms rebuilt, they sistered up the old floor joist and put 3/4" OSB for my subfloor.  I have waterlines in the bathroom that are not accessible from the crawl space, they are only a few inches below the subfloor and there is old metal ductwork right beside it, so there will be some heat coming from that line.  My concern is that if I were to have tenants in the property and a line freezes, I would need to tare up the floor to get to my lines and replace them, a suggestion was made to run a small 4" T from a line of ductwork and heat that part of the crawl space.  Has anybody heard of this? That is what we are currently doing now.

I am reaching out for help on this one.  I recently purchased a home and was in the process of getting it insured.  State farm just reached back out and said due to the roofing on the back side of the house (it was previously a back deck that was turned into 2 rooms) they cannot insure my home.  The roofing is rolled roofing. 

Does anyone have any idea of a insurance company that would insure this?

Single-family residence buy & hold investment.

First home purchase at 24 years old on the West Side of Evansville. Currently house hacking with 2 other roommates.

What made you interested in investing in this type of deal?

I had been renting in Evansville for the last 5 years, once I had a established career here I decided it was time to invest in real estate.
