This should be re titled. I have broken the rules how dare he complain!

Buy a good fridge and get it interest free if possible. set up washer dryer hook ups and supply the washer dryers, also interest free. and charge premium rent. Make your rentals desirable above the rest. if you have good cash flow they will pay for themselves in no time. Who wants to buy a refrigerator that fits that kitchen then have to move for whatever reason and is stuck with a fridge. not supplying a fridge gives bad vibes about what kind of landlord you'll be.

The grace period is not to be used as an entitlement to be lazy and forgetful. Send her an email and Call her directly also. Explain that that grace period is for unforeseen circumstances. The rent is due on the first and using the grace period like this is not going to make me believe any issues that arise when the grace period might really be needed. you also have obligations that need to be met. I find text email and a phone call gets their attention. remember! you're not a pushover.

If you bought the investment property before putting it under an LLC the bank could very well call in the loan. just something to consider.

Never ever count out New York. The Bronx glowed orange every night in the seventies and the crack craze of the 80's didn't finish it neither will covid. Keep some capital ready for the deals.

Having a professional maintain the lawn every week is the best way to approach this situation. Keeping the property immaculate makes the renter feel respected and helps when rent is due. It is also a tax write-off.
