@Jacob Hernandez welcome to the world of Real Estate Investing my friend.   This website literally has EVERYTHING YOU NEED to begin your journey.  There is weekly webinars here (which I highly recommend you signing up for) you’ll learn alot about various aspects of R.E.I on the webinars.  There are numerous books you can buy here from seasoned, successful, knowledgeable investors like 

@Brandon Turner @David Greene @J Scott @Joshua Dorkin and plenty more professional. They’ve written some incredible book that details exactly how you can get started and become successful in this business.   
This site also has the best Real Estate podcasts in the world.     Listen to the podcasts while you drive to work, run errands, or even when you are at home.  Every episode features amazing content and will enlighten you about your R.E.I journey.   
Lastly there are numerous articles here that you should read. And an abundance of real estate investors that you can reach out to if you have questions.  All type of investors (Wholesalers, Fix & Flippers, Rental Property Investors, Mobile Home Investors, Contractors, Real Estate Agents/Brokers, etc....       

You literally have EVERYTHING YOU NEED to get started RIGHT HERE on this website.   It’s a great community to be a part of and I highly recommend upgrading your account to a Pro Membership if you truly are serious about succeeding in this business.   Just take advance of the wealth of information here, and then TAKE ACTION.   If you do those two things you will see some amazing things happen for you.      Good luck with everything.    Feel free to reach out to me if you have any questions.

@Faith Gracia.   We can all give you advice but ultimately it comes down to What You Want.   You’re the only one that knows what your budget is, what particular city/town you prefer to live in, etc....        With that being said, I think you should decide how involved you want to be involved in real estate investing (Rehabbing a old distressed property is definitely more time consuming than purchasing new construction property, especially if you have no experience rehabbing houses)  
I think the 3 biggest factors for you should be.

1. Your budget

2. The location you prefer 

3. How involved do you want to be in your investment.  


For instance, Lynn is a city on the North Shore with very affordable priced houses however there is also alot of crime in Lynn compared to some other cities/towns on the North Shore. 
I’m from Boston and my company buys & sells properties all over New England so if you need someone to come up with a strategy with you feel free to DM me.  If I was you I would also reach out to a few licensed realtors on this site, I’m sure they would be more than willing to help you.     Best of luck with everything.

Welcome to the BiggerPockets community @Account Closed mentioned there are plenty of people out here that might try to take advantage of you because you are a new inexperienced investor. If I was you I would figure out what particular investing strategy you want to try 1st (Fix & Flip, House Hacking, Wholesaling, BRRRR, SFR, Duplexes, Triplexes, Mobile Homes, Public Storage, etc) and then decide what particular market you want to get started in. Then research that particular area's housing market. Do those things 1st before looking for someone to partner with. Good luck with everything 😊👍🏼

Welcome to BiggerPockets @Darrene Hurr.  I’m a local wholesaler/investor here in Boston. My company is always willing to partner with local wholesalers, investors, real estate agents/brokers, private money lenders, etc..        You can check my website out in my bio and get all the information you need there.    As far as your wholesaling journey, I would probably advise you to start off by buying a list of potential motivated sellers, skip tracing them and then cold calling them.  Cold calling them is usually the fastest way to get ahold of potential motivated seller.    You also might want to text message them or send them direct mail if you can’t get in contact with them on the phone.  However texting messaging them can be dangerous if not done properly and could lead to potential lawsuits, so do your own due diligence before pursuing that avenue. Driving for dollars is definitely another great way to potentially find motivated sellers.    Some wholesalers also use bandit signs to generate leads.    These are just a few simple ideas for you to get started.  Ultimately you have to figure out your budget and then decide what particular methods you can afford to pursue at the moment.   The most important thing is taking action...                   By the way it’s always a good idea to attach a picture of yourself to your new BiggerPockets profile. Most people like to see who they are communicating with on this site.  Just a suggestion.

@James Williamson.   In theory the seller shouldn't mind you making a profit as long as they get the exact amount that you two agreed upon.  However I have seen instances where a seller will definitely feel "cheated" if you make a substantial profit (usually $10k or more).  If you stand to make more than $10k on your assignment fee you might want to consider doing a Double Closing to prevent the seller from seeing how much you walked away with.  You just need to make sure your title company knows how to properly execute this type of transaction.   Not all title companies are "wholesaler friendly".           I have an active wholesaling business in New England so if you ever need any help feel free to direct message me.

@Chauncy Gray.  I’ve done some wholesaling in R.I, and I’ve also decided to actually purchase a great off market deal that I found, renovated it, rented it out and now I’m in the process of selling it for a great profit.    With all of that being said, R.I definitely doesn’t have as many regulations as Illinois however you still want to have good business practices no matter what state you are doing business in.   I honestly try to help out every distressed seller I come across and there are situations where you can definitely help someone get out of a difficult predicament.   Just like every business/profession in the world there are Good Wholesalers and Despicable Wholesalers.       Good luck with everything and like @Anthony Thompson suggested, you might want to talk to a lawyer regarding best practices in whatever market you are in.
